As an investor, if you don’t have the right solution, it can be difficult to get enough motivated seller leads. A decline in the housing market and national property buyers are among many challenges investors are up against.
Thanks to a sagging economy finding motivated sellers is not difficult. Honestly, there isn’t. How do you find them though?
I found that an excellent way to find motivated sellers is on the internet. The business of selling motivated seller leads is booming and you can find several services offering them. I’m talking about an online presence that the owner controls and has exclusive access to. Essentially, a website that you own that captures leads of motivated sellers.
How do you put an enterprise like this into action? You’ll need to start with classy site. It should show you as a serious business owner with the means and capital to solve the motivated seller’s problem. It should prove that you have the knowledge to solve the visitors problem. It should be convincing enough that your visitors will want to work with you and make contact with you. It must have a vehicle of allowing visitors to give you their information inlcuding details about their property.
Starting with the professional website you can either design it yourself or pay someone else to do it. Or you could customize a template that you purchase from templatemonster. Desiging something from scratch or even buying a template will require some design and HTML skills. Paying someone to do it will obviously take capital. Time is money and you need to decide what your time is worth. Are you going to make yourself worth $20 or $22 an hour to make it yourself? Do you have more time than money?
Don’t forget as many testimonials as you can get. Use your offline credibility kit and migrate it to an online fashion. Actual photo-copied letters are excellent if you have them. Additionally, streaming audio of customer testimonials works great. Satisfied customers are very persuasive.
Construct convincing sales copy to urge the visitors to complete your forms. Dan Kennedy is a super resource here and I recommend following him where possible. He’s a true pro when it comes to writing copy. Get his book called, The Ultimate Sales Letter, and read it cover to cover. Be certain to write your copy with a compelling call to action at the end of each page.
Finally, include plenty of lead generators. These are forms online that your visitors fill out. The forms should acquire the visitor’s contact info in addition to their property details. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.
The final hurdle is getting visitors to the website. Ads on Yahoo, Google and MSN can be an effective way to do this. You can do this with pay-per-click (PPC) advertising or use Search Engine Optimization
